How to Sign a Rental Agreement Online

Sign a rental agreement online in minutes. Landlord and tenant e-sign a month-to-month or fixed-term lease with property, rent, and dates locked by a tamper-evident audit trail.

A rental agreement spells out who is renting what, for how much, and on what terms — usually between a landlord (or property manager) and one or more tenants. Many are month-to-month, but the same document covers fixed terms like a six-month or one-year lease. Whatever the term, both sides need to agree to the rent, the property, and the rules in writing, then sign.

Signing online means nobody has to print, mail, or meet in person. The landlord fills in the property address, rent, deposit, and start date, sends the agreement to the tenant by email or link, and the tenant signs from a phone or laptop. No signer needs a sign.pink account. When both parties have signed, everyone gets the same finalized PDF with a tamper-evident seal, so the version you sign is the version you can rely on later.

This page walks through exactly who signs a rental agreement, what details it must capture, whether an e-signed lease holds up, and how to get both signatures on sign.pink.

Who signs & what it needs

The landlord or property manager and every adult tenant on the lease sign; co-signers or guarantors sign too if rent is being guaranteed, and each occupant should sign their own signature field rather than one person signing for the household.

  • Property address and unit number being rented
  • Landlord and tenant legal names (and any guarantor)
  • Monthly rent amount, due date, and accepted payment methods
  • Security deposit amount and how it is held or returned
  • Lease term — month-to-month or fixed start and end dates
  • Signature, printed name, and date field for each party

Is it legally binding?

In the United States, an electronically signed rental agreement is generally as enforceable as an ink-signed one under the federal ESIGN Act (2000) and UETA (1999), which has been adopted in 49 states plus DC; New York reaches the same result through its Electronic Signatures and Records Act (ESRA). Both parties must intend to sign and agree to do business electronically, which sign.pink captures in the audit trail. Two lease-specific points to know: a fixed-term lease longer than one year generally must be in writing and signed under a state's Statute of Frauds, and while ESIGN and UETA normally let an electronic signature satisfy that requirement, a few states carve out real-property exceptions — so confirm your state allows that term to be signed electronically; and e-signing the lease does not replace separate disclosures the law may still require, such as the federal lead-based paint disclosure for most housing built before 1978. When in doubt about a long term or a required disclosure, check your state's landlord-tenant rules or ask a local attorney.

How to sign a rental agreement on sign.pink

  1. 1

Upload your lease or start from the residential lease template

Drag in your own rental agreement PDF, or open the free residential lease template and fill in the property address, names, and house rules before you send it.

  2. 2

Fill in rent, deposit, and term

Enter the monthly rent and due date, the security deposit, and whether the lease is month-to-month or has fixed start and end dates. Getting these right before sending avoids a re-sign later.

  3. 3

Place signature, name, and date fields for each party

Drop a signature field, a printed-name field, and a date field for the landlord and for every adult tenant or guarantor, so each person signs their own block.

  4. 4

Send to the tenant by email or link

Add the tenant's email or share a signing link. The tenant opens it on any phone or computer and signs without creating a sign.pink account.

  5. 5

Both parties sign and the lease is sealed

Once the landlord and all tenants have signed, sign.pink locks the document with a tamper-evident seal and records who signed, when, and from where in the audit trail.

  6. 6

Download and keep the finalized PDF

Everyone receives the same signed PDF with the audit trail attached. Save it — it is your proof of the agreed rent, term, and terms if a dispute ever comes up.
